Question

For those actively wholesaling in DFW, what’s producing your best motivated-seller leads right now?

Cold calling, driving for dollars, direct mail, referrals, PPC, Facebook, or something else?

And more importantly—which strategy is giving you the highest-quality conversations, not just the most leads?

@Eliud Ogaro always great to hear from a fellow Texan!  Now, Bigger Pockets is a great site but it does have a lot of people from around the country.  You do have a good comment above but I would strongly recommend networking with local wholesalers here in town.  How do you do that?  Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. Some of those facebook groups have thousands of members.  Oh, eventbrite too. Ryan Jackson does a great group at the Hyena's in Fort Worth.  Manny Fernandez does a cool one at a cigar bar in Mansfield.  If you don't know who these people are, it's because we need to get you out to network with them!  There are other REI groups...but those 2 are wholesale groups specifically.  Hope to see you out there!

Good discussion. Everyone's debating which marketing channel produces the best conversations — cold calling vs direct mail vs PPC vs driving for dollars. But I think the real question underneath is: where are the leads coming from in the first place?Because no matter how good your script is, if you're calling the same 200 names that every other wholesaler in DFW already called yesterday, you're not having a quality conversation. You're competing on speed.There's a channel specific to DFW that most wholesalers here aren't using: Tarrant County tax deed sales.Texas is a tax-deed state. When property owners fall behind on taxes (1-3+ years delinquent), the county doesn't sell a lien — they sell the actual deed at auction. The Tarrant County Tax Office publishes the list publicly. The properties are pre-motivated (the county already identified them as 1-3+ years behind, sent all the legal notices, ran the legal process, set the auction date). Opening bids are typically below market value — often just the back taxes owed.Here's why it fits what @Andrew Caranto said about quality conversations: when you're looking at tax deed properties, you already know the owner has a motivation — they couldn't or didn't pay property taxes for years. That's not a 'just checking if you'd sell' connect. That's a named date.For DFW wholesalers specifically:- Research properties on the Tarrant County Tax Office website (free)- Cross-reference with Tarrant Appraisal District for values (free)- Identify the biggest spreads between assessed value and opening bid- Line up cash buyers from the local investor groups @Andrew Postell mentioned (Ryan Jackson's group, Manny Fernandez's group, DFW investor Facebook groups)- Either bid yourself or assign your bidder positionNo PropStream. No skip tracing. No batch dialer. No marketing spend at all. The county already did all the work of identifying motivated sellers.Lydia's point about looking at less-saturated markets applies here too — the tax deed list IS the less-saturated market. Most wholesalers in DFW are buying the same software lists. The tax deed auction list is a completely different pipeline that nobody in this thread has mentioned yet.

Volume keeps you busy. The conversation that moves is the one where they name the date they have to be out. I'd rather eight of those a week than eighty just-checking-if-you'd-sell connects.

From what I've seen, cold calling still produces the highest-quality conversations by far, mainly because it's real-time: you can hear hesitation, ask a follow-up question on the spot, and actually qualify motivation in the moment. Direct mail and PPC generate volume, but much of that volume still needs a live call afterwards to actually distinguish real motivation from someone just curious. The quality difference usually comes down to consistency and follow-up discipline on the calling side more than which channel you're using in the first place.

Everything produces results if you're consistent. Everyone is looking for a magic bullet and there isn't one. Especially for a market like DFW where there is a high concentration of investors and wholesalers. Consider looking on the outskirts. The smaller markets outside of the big ones. The areas where people being pushed out by higher prices will move to. There is demand in those areas. It just hasnt gotten loud enough to show up on everyones radar yet. Which makes those outskirt markets perfect for marketing because they arent over saturated.
