Keeping track of DNS callbacks

Hey BP,

I've been trying to come up with a good way to keep track of the calls I get that ask me to please take them off of my solicitation list. What is the best method you use to track these? How would I then scrub these names and addresses against any new list I get in the future? On one hand I am an ethical person so I feel that if they ask me to I should do just that for the integrity of my business, however, I have a sales background so I know persistence is key. I have heard that some investors just keep sending anyway. If you don't keep track of Do Not Solicit, do find much success in continuing your campaign to these people?

Thank you much!

great conversation.

First. you can run your lists through the Do Not Mail registry.  If the addressee isn't part of it then it won't help. It's not a requirement.

Second.  Addressees get mail which looks similar and will be frustrated with you because they asked a different investor to stop.   Nothing you can do about it.

Third. the addressee can request that they not receive business mail if they choose to with their local PO.  The PO basically trashes their mail.

Fourth.  I absolutely have lost a deal because I stopped mailing. Seller told me directly. After they told me to stop.

Fifth. No matter what you should have a system or the BBB will flunk you.

Sixth.  IMHO it's impossible to honor their request 100 percent of the time.

Seventh.  We as investors should answer these questions ethically morally and legally and probably in that order.

Eighth.  Congrats on marketing.
