I am in awe for the superior wholesale knowledge that happens on BP.  I have a question to ask has anyone ever used Rahab Valuator software for deals.  If so, then how accurate is it?  If not, what do you suggest (a formula possibly) in getting the numbers correct, so that a deal is not over priced or under priced.

I use a simple excel form that I call my ugly worksheet. It has all of the parts to a house and I can pick the cost based upon how ugly the item is... Ugly, Uglier, or Ugliest. There is a cost associated to each item based upon that visual.

Here is a screenshot of one page.
