I just assigned my 2nd deal this month...My goal was 2 this month and I just sold my 2nd on the 30th.  I'm hyped...

My first deal was assigned 11/11 and I'm going to net $3500 on 12/11 once we close.

My second deal the seller needs to close before Christmas so I'm due to close 12/20 and I'm netting $5,000.

I also recieved a call from a bandit sign I put out from a 15 year landlord who wants to unload a rental.  The house is recently vacant and needs about 15k-20k in work but homes in the area go for $85-$100k.   The seller paid 40k for the house in 2000 and doesnt have an asking price.,,which is good.

I'm looking to make an offer on this an a offer on a 2/1 owned free and clear by a son who inhereited the property in Colonial Beach, VA...which is about 1.5 hours away from me. I'm going because i'd hate to turn up an opportunity...its not my market but I know can find buyers in the area within 30 days.

I was asked for an update from my original post about cutting back on the self development and shift my focus to taking steps.

Since my last post i've stuck to my fasting....I reseached a couple of things but I spent most of my time looking stickly for sellers and buyers.  Once again when your momentum kicks in it makes all the difference.  I'm super motivated to work even harder to connect sellers and buyers.

Thanks for reading! :)
