What are your most effective direct mailing lists??

Question

I am a wholesaler and looking to increase my volume through direct mail. I invest in Cincinnati, OH. I have a minimum goal of making 10k/ month(about 2-3 deals) and need the steady leads to do that consistently.

What do you find to be the most effective direct mail lists??

@Charles Smith I think 1000 names is a decent list to get started. You may not get 2-3 deals a month mailing to that amount, but hopefully close. What sort of schedule do you plan on sticking to?

Dave, prior to reading your post I emailed city hall and you are RIGHT, they are full of excuses.

So....please walk me through the process. I go to city hall and "pull" all properties ......

Do I do that on a computer at city call? Will they give me access?

It takes alittle extra digging. But going down to the city hall and pulling all properties that have either code or health violations. Do not call the city and ask them to do it, because they will say either that they can not or just will not.

@Charles Smith I Invest and live in Cincy. I haven't done much direct mail but the few off market deal I have came from "drive for dollars" door knocking, and just talking to as many people as I can.

I see from your previous posts you invest in apartments. Have you been able to purchase one yet or still planning?

@Tim Roos I invest in Mt Healthy, I have enjoyed it. The commercial strip on hamilton is hurting. However the local government does not work well with investors so they may be shooting themselves in the foot driving out the people with money.
