Purchase a list and send direct mail to the owners of duplexes in the target area. Marketing to a list of 100-500 shouldn't be too hard. By doing this, you'll be able to get them calling you with interest in selling.
I think what you're trying to do is play a numbers game. If you prefer to stick with calling from signs, call as many as possible.

Find more deals and ask him to partner with you on them. If you close, split the profit 50/50 and soak in as much info as possible.
I don't think you need to structure an elaborate partnership with him, as it sounds like he's already willing and able to help.

@Jonathan C. As far as getting the e-mails, I have two thoughts:
First, throwing the question casually into the beginning of the conversation between two simple questions. As long as they seem comfortable and open with you, I see sellers being fine with giving it to you.
Second, when dealing with out-of-state or absentee owners, I always ask for the email in order to send them current photos of their property. Typically sellers are thankful for receiving the photos since they aren't always able to easily see their properties.
I think all of your ideas are great... I also fall victim to not responding in an adequate timeframe too. Let's both work on being more on top of responses!

Do you have plans on going solo in the near future?
I was going to ask if you had any ideas on how to increase the margin before I read that you co-wholesale. Going more independent would certainly increase your profit margin.
Regardless if you don't and continue your current course, do you have any other ideas on how to increase the spread?

I like the work Danny Johnson has done and used his "free template" once upon a time. I haven't used Lead Propeller but am familiar with the product. I chose and used Investor Carrots Pro service for the better part of a year and highly recommended it. The content is good, the interface is simple and effective, and their customer support is ridiculously good! I actually just had to contact them again this weekend and was impressed again!

The answer is all up to you! There are investors on the phone or in the field 20 hours a day, and there are completely passive investors. I think it depends on what your expectations are and how fast you want to achieve them.
