should I wholesale a deal for $50,000 if it has $18,000 owed. It doesn't have a lot of problems because tenants are living in there now. It's a 2 bedroom and 1 bath w/ a detached structure with electricity.
What is owed simply gets paid off at settlement. If you are selling for $50K the $18K mortgage isn't much of an issue.
what's more important is the ARV and the gap between that and the asking price. What's owed doesn't make a difference to the end buyer. They just care about making a decent profit from the transaction.
