thank you @Ned Carey and @Adrien C., she said she has tenants living in the house but is willing to break the lease. So I believe that it shouldn't have to have that many repairs besides of comestics.

should I wholesale a deal for $50,000 if it has $18,000 owed. It doesn't have a lot of problems because tenants are living in there now. It's a 2 bedroom and 1 bath w/ a detached structure with electricity.
