Contract and Title companies

Hey BP,

What have you found best to do?

1. Bring the contract (agreement for sale) to the title company myself? 

2. Allow the cash buyer to bring both contracts (the agreement for sale & agreement to sign) to their title company?

Aisha,

Once I have the property under "Agreement" I call the title company and have the search ran. I have a relationship with them so there is no up front fee and the cost is rolled into the buyers side of the HUD1. That's no issue or answer to your question though.

When I have the "Assignment" signed I email the documents with all the contact information that I can find for all parties involved.  This will save time and work for your title company. 

Then I set up a time to meet with the buyer, if I have already received an EMD, and have that deposited to escrow.

Now my title company is going to work and we are on to the next one. You want to build a relationship with your title company. Just go and talk to whoever is the receptionist or assistant. Ask them questions and see what YOU can do to help them streamline the process. They will appreciate it.
