Which online resources are best for potential properties?

Question

I am about to send out 280 yellow letters to vacant homes in my area which I got from a partner but if I am looking to generate a lot more potential properties, what are the best places to get leads for wholesaling? Is there one that embodies most of the opportunity sellers (i.e. probate, free and clear, tax deferred, vacant, etc.)?

Listsource.com is another great place to get a list of leads. They have different criteria you can use to narrow down your search to find the types of houses you are looking for. Equity, bedroom count, value, etc.

@Ryan KingLeadSource.com seems to have a bewildering number of dials to tweak in terms of buying leads. I haven't seen anything else that quite compares, but I'm fairly new to this as well.

I listened to a great podcast today by Sean Terry on Flip2Freedom.com and the service he uses called Rebo Gateway for leads. For a guy who sends out 30,000 mailers a week, he said this was the best and cheapest service out there. In the podcast (episode 127), they talk about the niche lists that generate huge returns but other services don't have as many filters.

Anyways I got some great ideas for what to do for my next mailing market.

Sorry. I am not a wholesaler, but your wonderfully spun teaser really piqued my interest. As a buy and hold investor, it couldn't hurt to try adding more ways to acquire properties.

So how do I get your secret sauce so I can do all those things you just stated above?

I can some things like loan limits, etc. But how in the world would you have estimated improvement costs in your data?

Hi Ryan,

Karen here from up in Colorado.  I am new at this as well, so take or leave what I am going to say.  I get my leads from list source.com.  There is a good tutorial for how to use it for wholesaling on youtube.  I send out postcards to absentee owners.  Next month I will send them out to owners of multiplexes.  I sent out my first batch last October and through that bought our first rental.  It was a great deal and so was very worth it.  The other lead I got would have been either a fix and flip I would have had to partner on or I would have wholesaled it.  However, I did not have all my ducks in a row and lost that deal.  You live and learn.  Still glad I sent out the postcards bc of the deal we got and because I learned what I did not know.  Presently I am locking down my contracts with my lawyer and learning my rehab costs.  I am also trying to get down exactly the sequence of events in detail in regards to wholesaling.  So far, no one has answered my question I posted earlier.  I am also very involved in our local REI group and that has been invaluable.  So...listsource.com and I use Click2Mail to order my postcards.   Hope this helps. Hi Ryan, you will probably receive many answers to your question because there are various ways to get leads for wholesaling.  I do not believe there is one list that embodies the most opportunity because there are so many opportunities available.  You have the option of off market properties like preforeclosures, foreclosure, for sale by owners and driving for dollars. Or, options you've already mentioned -  probate, tax deferred, vacant,etc.  You can also work with an agent who can create a hot list for you; but you will want to be specific on the exact type of properties you are looking for. Perhaps the agents list will be as close as possible to capturing various type of sellers because it may capture REO, probate, distressed properties, short sales, vacants, etc.

I would suggest networking with your local real estate investment clubs and see what's the best leads in your area (meetup.com, reionline.com, creonline.com or facebook).  Also, there's a book called Real Estate Riches by Dolf de Roos - Chapters 7 and 8  provides great strategies on how to find leads for properties.
