How to find cash buyers

Question

I'm new to wholesaling and I wanted to ask you guys, what suggestions or methods to you guys have that helps you find cash buyers in your area. Any information would help! Thanks

Cash buyers won't be a problem - if you find a great deal. The pit that most wholesalers fall into is that they get a property under contract that isn't a deal then have problems offloading it. Do your research and find something that is going to be desirable.

Once you have the right property, REI Meetings and the Marketplace on BP are great ways to connect with investors.

@Jdai Lewis I've been wholesaling for awhile and here's what works for me.

1) Good CRM like podio or Highrise HQ to help manage emails as you grow your buyers list. PS you don't need a giant one (although it's not bad to have one). Find out who's buying consistently, what they're after, and treat them really well. I'd rather have 10 of these than 1000 others.

2) Motivated seller signs. Just put one on the property you're selling to get the phone ringing.

3) Craigslist. We post our properties 3 times a week each and have sold a ton on here.

4) REIAs - join and network. (search "real estate" on meetup.com for yours)

Wholesalers need to think like marketers. Yes make sure it's an actual deal or you'll have trouble moving it even using the above, but once you have one let the world know!

I disagree that finding cash buyers is easy with a good deal. To be a successful wholesaler you need a STRONG cash buyer list. Yes, you will probably find buyers if it's a good deal, but can they actually close? Do they know what they are doing? These are things that are good to know ahead of time. And the wholesaler with the largest cash buyer list makes the most money from their deals.

CL, Local REA, google "we buy houses". Bandit signs you see on the road. "I buy houses fast cash" Or "sell your house fast cash" call them up. Social media. They are everywhere
