Due diligence fee in wholesales

I just began in Real Estate Wholesaling and I was wondering does the wholesaler have to pay the due diligence fee or does the potential buyer pay?

@Account Closed In the best of situations, the property is vacant and on lockbox, so there's no need to have a conversation with the seller at all!

However, if the seller's help is needed for access, the people you bring to inspect the property are exactly that: Your "people." As in, "I'm bringing my people by tomorrow to take a closer look."

Keep it simple!
