What is my next step

Question

I'm working on my first deal guys. I appreciate all of the assistance. So at this point I'm not sure if I should wait to send the contract to a title company or should I wait for a buyer to start the process. Also if you have any recommendations for investor friendly title companies in Dallas that would be awesome.

Tish:

Step 1= Get deal signed by seller

Step 2= Get investor/buyer and assign deal

Step 3= Take paperwork to title company/closing attorney (whoever does closing in Texas)

Step 4= Rinse and repeat

If you don't have a buyer, then wait. You can get recommendations for title companies, but you have nothing to send them until you have a signed contract.

@Tish Bell I don't know enough about your situation, but off my first impression, you should talk to the buyer and find out where they stand. Depending on what comes out of the talk, I believe that taking the initiative is important.

Unfortunately I cant help you with the search for investor friendly title companies in that area.

I think @Roland Paicely outlined a good process that you can use and follow to be successful. I would always recommend having a good process in place with an Attorney so when the next deal comes through it is a streamlined process, and you can get the deal in front of buyers as soon as possible.

Thanks Allan, Todd, and Roland. That makes sense I'm sure I was over thinking it, but suggested sending the contract to the title company as soon as it's signed so it's recorded.
