I have had some interesting experiences. I've had wholesalers represent themselves as buyers when I advertise my deals. Maybe i have to do a better job of screening my buyers. I also had someone show up to the property asking to complete a walkthrough while it was tenant occupied. I specifically stated there would be a group showing and they took upon themselves to just knock on the door.
I just received a call from a guy today asking if he could place my signs. He said he uses an app named simple crew which will track where and when the signs are placed. The fee was $2.15 per sign. I'm not sure if that's the standard rate in my area.
Can someone recommend a checklist to estimate repairs when completing a walkthrough of the house?

I second Ian and Neil's reply. I get quite a few buyers a REI events. I also call other bandit signs in my area. Sometimes they are actual buyers or or wholesalers who know buyers in that area.
Thanks Allan, Todd, and Roland. That makes sense I'm sure I was over thinking it, but suggested sending the contract to the title company as soon as it's signed so it's recorded.
Well I don't have a buyer just yet. Should I wait until I do?
I'm working on my first deal guys. I appreciate all of the assistance. So at this point I'm not sure if I should wait to send the contract to a title company or should I wait for a buyer to start the process. Also if you have any recommendations for investor friendly title companies in Dallas that would be awesome.
@Erik Drentlaw and @Michael Biggs Thank you both. Im working on getting those documents now. I'll have to research the sub-to because I'm not comfortable with that process to discuss it as an option.
I'm in the process of evaluating my first deal and I want to make sure I get it right. Actually I'm unsure if it's even a deal since the seller owes approx. 45k on mortgage and 3k in taxes.
