Can you Make it Wholesaling Without Using Direct Mail

Question

I want to hear from those who have tried it or have an opinion.  I have enjoyed calling my leads personally.  Mind you it is not TIME effective but I like people, enjoy their stories and build good relationships.  I am trying to fight the direct mail strategy.  Am I fighting a silly battle?

Account Closed your goal is to generate leads, qualify the leads, go out on appointments with prospects that meet your criteria, convert those leads into purchases and convert those purchases into $$. Do whatever marketing works best. Test what works and what doesn't. Track your results and spend your time and money at what gives you the best payback. When on the phone its good to be a people person but when you are calling 100 leads you need to be on and off the phone quickly and to work with only the good leads. You will have to learn to build rapport and trust quickly if you want to make a go at this. Good luck to you

@Alex Deacon Luckily it is not 100 calls...After driving for Dollars with an app I am thrilled with, I investigate and do my due diligence.  Then, it turns into about 20 good calls.......many wrong numbers, exes etc..but when I speak to someone they are more motivated than a simple lead list of 100's.  Just curious of any long term wholesalers who generate more business using a different alternative.  Thanks for your response!

Yes, you can make it wholesaling without using direct mail. That said, you need to have a good system to generate leads and the more systems you have, the larger the net that you can cast.

I don't think you're fighting a silly battle if your goal is personal fulfillment / happiness. You haven't stated your goal yet. If your goal is maximum profit, at some point only calling to keep a lead pipeline going will reach a ceiling in terms of scalability. Cold calling, door-knocking, DM, internet marketing, online remarketing, SEO, creative marketing, flyers, everything is just a way to generate leads. If you love doing one method, more power to you. Can you rely on one time-intensive method that yields you great success since you're a people person? Absolutely, but is it the most efficient means to reach your goal? Probably not if you want maximum deal flow. You haven't shared your goals or motivations so it depends on what you're pursuing.

You don't sound like someone purely motivated by profits but correct me if I'm wrong :)

@Ray Lai, Oh I want the money as well LOL.  I just want a very personal approach.  However, I am aware that is naive.  I plan to start with a smile and as money flows easier to get into the mailer.....I just don't wanna. :)

Yes, you can make it wholesaling without direct mail. Search through the forums here to see different threads on different avenues to pursue for lead generation.

Just like with direct mail though it takes organization and consistency to make any lead generation vehicle not just work, but work great!
