Not sure if I have a deal, how to show to buyers without contract

Hi Guys,

So I might have a wholesale deal but I'm not sure. I haven't put it under contract yet, my concern is that if I do and if the price is too high I won't have a buyer. So I would like to be able to gauge the interest of buyers in my area before I put it under contract, but how do I do this without them going behind my back direct to seller? Is this even possible? This must be a common situation so I was wondering how other sellers handle it.

When/if they advertise the house or show it, their claim of "marketing a contract" turns out to be less than truthful:)
