Rural investing or strategies

My main focus of area at this point would be rural areas. Small communities 3-10k populations , with Walmart , commuters to work and family in area. Does anyone have any experience or suggestion on books or podcast that target this market.

I have a 4 unit in a rural town sub 3k in population. There's no trash or mail service. It's one of my best rentals for cash flow. I also never have a issue filling the apartment. It seems there are plenty of people in need of housing that cant buy. There are only a few options for apartments including mine. The biggest drawback is the age of the building and lack of local contractors. I also expect there won't be much appreciation long term.
