Post: Best book on getting owner financing

New to real estate investing. I know of an owner that has a few properties sitting that he feels cost to much to fix and rent and or doesn’t want to have the headaches of renting in his current market. I grew up with his sons and feel I could get him to owner finance his properties to me.

What is or are the best books on this so I can do my due diligence before approaching him.

I am and have connections I multiple contractors to perform the work. Thought was to get property owner financed- get someone in it.. put away the positive cash flow and get the curb appeal of the property up. Whenever the time frame allows get the property re appraised. Then try to get a bank to allow me to dip into the equity or against that property to get another or for other venture. Is this do-able or pipe dream?

Starting out in REI. Some suggested Brandon Turners book for info due to where I want to invest. Does anyone have any suggestions for getting started in my market. Rural area, 3-5k population, Walmart is the mega store. Most "good" jobs people drive 1-1.5 hours to work. High point is there are two vacation lakes and land available to get the bigger ticket items. Looking to get some cash flow properties, maybe wholesale a few properties and raw land leases. I know the area and all my background is construction and still in that market so rehab pricing etc I'm up to date on. Thanks

My main focus of area at this point would be rural areas. Small communities 3-10k populations , with Walmart , commuters to work and family in area. Does anyone have any experience or suggestion on books or podcast that target this market.

New to the REI world but not to building , construction management or sales. I would like to meet some Investors in Virginia. I'm located in rural Va but near two lakes where property is selling at a premium and where the "local " homes you can pick up as holds or fix and flips with good margins.

@John Turner One county of focus 2016 numbers Popjlation 31k Median age- 48 Income $40k Poverty @ 17% Median property value 123k The other Population 17k Median age 42 Income 38k Poverty 21% Property 109k People average a 23 mile commute to work. There is a 20k acre and 50k acre lake within 23 minutes with 150k residence surrounding the two lakes. ex. I have a 3/4 acre water front lot abd tax assesed at 250k thIs year. nothIng on It. Tax Icome for counties Is the lake area. Waterfront houses can range from 150k mobile home to million dollat plush estates. People either stay or return here to live. Kinda either have jobs and travel or don't. Low cost of living and being centrally located to get to Richmond and Raleigh where jobs are.

I'm new to realestate investing and come from the construction side. My market would be lower population and a wide spectrum of properties. From Vacation homes on 2 recreational lakes to low economic small towns and farms. I see a lot of potential as this variety is within a 45 mile radius with major highways and 2 state capitals only 60 mikes away. Talking with trusted agents there are no wholesalers to speak of in this area but I know some is the old boy network on both commercial and residential. Does anyone have advice on wholesaling or investing in small town/ low income/ vacation areas? I really wanna move on this but want to dance to the right song.
