@Leticia Fletes Im with @Jay Kennedy pick up the phone and call people! Real estate is a people business. If you arent good with people you will struggle. Call FSBOs, probates, out of state owners, divorces etc. Call properties that are listed on Zillow that have been on the market for 6 months or more and find out if sellers would accept less. If they have moved out of the property they are probably paying two mortgages which no one wants to do for long. Call rental properties that havent gotten a tenant. Every month that goes by their profits for the year are shrinking. Maybe they are ready to cut their losses and sell. Hope this helps!

Hi Leticia,

It is all about marketing as nothing happens without it.  You need to be maniacal about marketing to be successful.  Never stop, ever!

1- direct mail to list from list brokers

2- driving for $

3- calling FSBO's and FRBO's

4- MLS

5- networking  (My favorite and I get 80% of my deals this way now)

6- meetings with attorney's and accountants

7- landlord association meetings- tired landlords

8- online PPC or FB ads

There are many so it depends on what you like and how much you have to spend. The most important thing it to take action and ALWAYS follow up. So, pick one you like and charge ahead. I personally like picking up the phone and talking to people. I wake up every morning with the intent on finding a house to buy. I make sure to call every for sale by owner in the areas I want to work. Then, calling other people who might need to sell fast (tax delinquents, frustrated landlords, etc...). It’s sweat marketing, but produces great results for me.
