I need Help with Comps- Please help!
Hi guys, I'm looking at this property and the comps are so sketchy I can't figure out what this property should be worth before I go ahead and make an offer. The closest comps to my property range from 68k-825k and realquest is saying my properties estimated cost is at 99k. I don't want to make a horrible offer to this guy. Thanks for all your help, look forward to hearing from all of you!

Do you really mean $68,000 to $825,000? Or, perhaps $68,000 to $82,500.
You need more detailed information. Size, age, condition, beds, baths, basement, garage, exact location, days on market, concessions given, and sale dates for starters.
