Cash buyers, only?

Question

I feel I can get more investors that aren't cash only, so I'm wondering the critical preference towards cash buyers. Is it just because it's more of a sure thing, or easier to work with cash buyers? What is the big deal? Is it impossible to work with a non-cash buyer? Thanks,

One of the reasons wholesalers use cash buyers is that traditional financing will not allow assignment fees.

A huge advantage of only dealing with cash buyers is speed of transaction. If you are wholesaling properties, speed of transaction is critical. By focusing on cash buyers you can turn properties as a faster rate than if you were looking to deal with financed buyers.

Also cash buyers, tend to have done real estate transactions before so they are more apt to take a property in its "as-is" condition without requiring inspections, and third-party this and that.

Yeah I feel cash is required on just about any house I would be interested in (fixer at a good price). If the house is in good condition then cash is less of a concern but at that point it's not of interest to many investors as the owner occupied buyers are willing to pay more since they don't have to make a profit.

Cash buyers from a seller's stand point I think is what you are asking.

Seeking a cash buyer avoids having to deal with property issues that might not pass the mustard for a lender to lend on.  Many REO's have this issue as the bank may not want to invest into the property to make it capable of getting a loan so they will seek a cash buyer only.

With financing involved you essentially need approval from two parties...the buyer and the lender.
