Hello, i have watch plenty of YouTube videos, also purchase a couple course off Udemy on sale for about $10. I’m pretty much familiar about what’s going on an have study a lot about it. I’m only like 2-3 months in. An I’m hook an love what I’m seeing. Which book or course would you recommend about real estate wholesale etc. for a newbie that would help me an push me to go get the 1st deal. Thanks y’all
Hey @Johnnie Hawkins its great that you are seeking to develop more insight. Im currently reading "The Book On Rental Property Investing" By @Brandon Turner and it's hands down a must read. I encourage you to pick this one up asap!
Hello Johnnie! That is difficult for me to answer because I have read about 160 books in the last 6 years because of my handicapped medical condition and I cannot walk, drive, or work outside of my home which luckily has a paid-off mortgage after about 11 years I did back in 1996.
It probably depends on the niche(s) you pick. One place I have followed Brandon Turner's top 10 list and it typically handles all areas of non-fiction books which are all that I read.
I would recommend all of Robert Kyosaki's books and we'll read sales books by Zig Ziglar and Grant Cardone who has bought about 4000 apartments out of Miami. He goes all over the country in his private jet.
You might be interested by reading about construction costs and Apartment Management and all the ways to do research and gain value. Most can teach you good things and how to be prepared for everything.
I did not realize how much there so much to know even after graduating college with honors and having a real estate broker license in Texas for about 30 years. Even some books by Harold Trump before his presidency are pretty good.
I would at least take their recommendations and other top 10 lists. The bottom line is that there is always something else to learn and make sure any teachers have actually done what they are teaching.
Hello Scott! Investing isn't flipping because you usually pay higher taxes and property tax anyway which reduces your income and it is not long term. You might learn that by reading that book. I've learned that you can be told anything that sounds good.
Any textbook on real estate fundamentals is good for knowledge, and MUCH more important than most investors realize. I find almost every “strategy based” real estate investment book to be either inaccurate, biased, or applicable only under certain market conditions. Most are by products of something else the author is trying to sell. Apparently many investors disagree with me, and do find value in these offerings. Obviously, I’m right and their wrong (LOL).
The two books that are an exception, are ancient. The first, best and most practical book ever written about real estate investing was first published 65 years ago. “How I turned $3,000 into $3,000,000 by Investing in Real Estate in my spare time”. Bill Nickerson was the author, and he invented the buy, rehab, rent, sell or refinance formula. Still the all time classic.
The best book for investing in real estate mortgage notes was written 42 years ago. “invest in Debt” by Jimmy Napier.
Now, I’ll have to admit my bias. These two books got me started on my real estate career 41 years ago. And I’ve referred to them many times since. One thing I love about both of the investing methods these two authors advocate is that it is not reliant on finding a one in a thousand deal, uncovering hidden seller motivations, making 100 offers to get one accepted, or a hidden reliance on continual price appreciation. They portray a doable, realistic, approach to intermediate and longer term wealth accumulation, without the stress, hassle and unrealistic time commitment and luck inherent in any real estate investing manuscripts.
I bought two books today, both published by BP, both available at Barnes & Noble without special order:
** How to Invest in Real Estate — The Ultimate Beginner's Guide to Getting Started by Joshua Dorkin and Brandon Turner
** The Book on Tax Strategies for the Savvy Real Estate Investor by Amanda Han and Matthew McFarland
I'll let you know how they are when I'm done! A lot of the books people have suggested in this thread were in the Business section at Barnes & Noble. Best of luck!
@Johnnie Hawkins I’m actually in the same boat as you.But A good read for me is “Long Distance Real Estate” -David Green. Just about Finished with that one but my next Read is “The Success Principles” Jack Canfield. Yeah,I been studying on and off for 3 years, but brought a home to live in with the information. Next step,is jump in the game! Good Luck, And many Blessing!
i haven't looked at all the response so dont know if someone mentioned this one " Think and Grow Rich" by Napoleon Hill. its not about real estate but it will make you JUMP and go after what you want making you feel invincible lol, thats how it makes me feel every time i read it at different stages of my life.

I stay away from recommending most of the self-help financial books.
For RE, I like the stuff that is more about certain projects, cities, time periods; etc and/or books from people with actual experience. Learning about why and how things happened will help you more than some nobody telling you advice that they have never used.
The Real Estate Game (everyone's first read if they want to understand the business)
@Johnnie Hawkins NONE!!! Connect with someone actually doing deals, vs reading books, learn and apply what you have learned . I have been in RE for about 10 years never read a book or went to a guru seminar. Learn as you go.

Except for the classics - Think and Grow Rich, Richest Man in Babylon, Rich Dad / Poor Dad, and the like - most books are out of date by the time they get into print.
Before you go get your first deal without getting educated first, listen to some BP podcasts and listen the hosts talk about how much money they lost on their first deals thru not knowing better. Brandon Turner would be one suggestion.
