Best way to market to absentee owners

Hello, Iam a newbie investor and plan to start wholesaling by using direct mail to target these owners. M question is how to I go about choosing which zip codes to look in? What should I look for in a zip code to know that it is a good area to invest in?.

P.S. Iam just getting started in wholesaling so if there are any rehabbers or investors looking for more property in the Sacramento area send me an email and I will gladly add you to my buyers list

Alexander Curtis - There are a ton of factors that go into choosing a farm area. Starting out, most people will choose an area that is close to home, which they are familiar with. It just makes it more accessible. I tend to think this is the best way to go.
