I'm in the near-west suburbs and I use Citywide Title.  They'll normally drop the crap on the title insurance like the Search Update Fees and they'll eat the wire fees sometimes.  They use First American's Rate card but they're a little more consumer friendly than First American or Chicago Title or Stewart.

Citywide has been great for me when it comes to selling anything distressed.  They wrote properties for me last year when we couldn't find previous lienholders, some properties had judicial encumbrances, some properties were short-saled, they were just great.  If you're doing wholesaling I think they're probably the best for you.

Assignment of Contracts aren't hard to do and are routine in my firm.  I think you can find an attorney to help you out with this without much hassle.
