Wholesale Analysis in Miami

Hello, I'm starting as a Bird Dog/Wholesaler in Miami. I see FSBO signs in my neighborhood. How can I know whether the property is a good opportunity for a RE Investor ? Should I call the owner of the property and get more information.

What do you mean by Bird Dog/Wholesaler?  Typically, a wholesaler uses bird dogs to help locate potential properties.

The only way a property is going to be a good opportunity is if the seller is willing to sell at a discount, and the only way you're going to find that out is by talking to them.  That's step one.  As you talk to them, you need to be able to determine where they are.  Are they looking to sell quickly?  Do they have some reason where they're motivated to sell quickly at a discount?  If not, and their motivation is to sell for the highest price they can get, then there's no opportunity there.  Wish them luck and move on.  And, then... check in on them a few times to see how it's going.  Things can change.
