If I want to wholesale, would I build a buyer’s list before finding deals or vice versa?

Put it this way, if you have a property and no buyers what use are you to a seller. But if you have buyers and properties, what use are you to the buyers. You have to look at building a wholesaling business as building a reputation and the only way you can do that is to work on both and make as many contacts in the business as you can. If you know nothing, no one will want to do a deal with you so the only way to earn credibility is to help others and network. Too many people just go out and find a "deal" only to realize later they don't have a contract, they don't know what to do, they don't have buyers...so what was the point.
