What can I do better?

Hi everyone, this is kind of an embarrasing post but I could use some guidance on my situation. I learned about real estate 3 years ago through a seminar, it was pretty cool... I spent the next year trying to find out what they were doing to "sign some papers and make $40k.." Eventually I discovered wholesaling through Todd Flemmings book, and I realized that's what they were doing. 

So I read that book, July 2018, I started marketing, and have been aggressively marketing for the past 2 years but I haven't closed a deal yet. (very embarrasing) Although I did kind of pick up some skills along the way, such as marketing and calculating ARV, unfortunately I haven't gotten to the most important part, repairs..

Anyways I want to break down what I am doing for you guys to (nicely please) pick apart what I am doing and how I could improve and actually make money in this biz.

So for marketing, what I do is post in facebook groups, I virtual wholesale, I market and have trustworthy JV partners in Louisville, KY, and Lincoln/Omaha, NE. When the lead comes in, I qualify to see if they are motivated and where the home is. If i determine it's in a good area I'll sign a JV with one of my JV partners and he'll set the appointment to go check out the property and put it under contract at a discount. Once that is done I start marketing the contract through several channels such as MyHousedeals, and the like.

So far using this strategy we placed 2 under contract in the past 4 months but neither sold. I put out an Ad on craigslist looking for GC's in Lincoln, NE and found a few, waiting for their responses, I want to learn repairs from the ground up.

So anyways, any input as to what I can do better?

Wholesaling as the term is currently used is a difficult way to make a living. Wholesaling virtually triples the difficulty. Perhaps you should just find a more lucrative profession, whether inside of or outside of real estate.

Btw, most people who want to wholesale never make their first deal; most of the ones that do don’t earn enough money to make it worth it. A few are able to earn good money at wholesaling. There the people with good business skills, an understanding of modern marketing strategies and tactics, sales ability, management skill, industry knowledge, local knowledge, construction knowledge, and the basic business requirements like dedication, persistence, and analytical ability.
