Hi,

So I work full time, enough to get pre approved,

I found a friend / funding partner who's willing to lend me $50k to fund the down payment of the househack in exchange for part of the deal, 

I used Zillow home loans but they said they normally don't process loans in this way 

has anyone used a funding partner to buy a househack?

if so how did it work out? What loan options did you use? 

Also any tips on structuring the deal? (Equity split, co-signing, etc) 

is it possible for someone to lend you money to fund a househack? how would that work?

my name is Chris, I dabbled in wholesaling for years but never made any money with it lol, but yeah i started working full time a few months ago (long story) at a solid IT job at a local hospital, and got pre approved the other day,

i have a realtor im working with from Zillow and im starting the search for a househack in Sarasota, LWR area, 

ideally i would like a 4/3 but ill settle with a 3/3 (i know this is going to be challenging to come across due to my budget, but thats my criteria), 

the plan is to rent rooms out, the issue ill probably run into is HOA rules, mainly not being able to rent out by the room in LWR HOA's,

im not a complete newbie when it comes to REI, but im also not a expert in it either,

if anyone has any tips or advice, id be very open to hearing it!

im very slowly growing my buyers list via facebook, you really have to vet the people you talk to to make sure they are not other wholesalers,

i post in my area sarasota real estate groups, they can be very large groups with active buyers and other wholesalers / investors 

do you think that is that because of the amount of competition or something else?

Im wholesaling in sarasota, venice, and bradenton, ive been at it officially for about a week,

i was able to secure a jv contract for a fixer in venice, but its prob not going to sell,

I think that is because it is priced to high, $205k contract versus a $150k offer i received,

the main challenge im running into is myself and not low enough offers to make a deal happen,

any thoughts? 

im actually located in Sarasota, im looking to build my network with reliable contractors and cash buyers in the area,

hey, i searched for bradenton and your post popped up, have you invested in the bradenton market at all? im looking to get into a house hack in either there or venice, or even palmetto, 

still just looking but would like to be educated when i do decide to make the move, any tips are appreciated, also if you need any help let me know! live in sarasota and am mobile
