I'm a wholesaler, I'm pretty much new to the real estate game, haven't closed my first deal yet, been at it about a year and half. I'm just wondering, and I know this is a loaded question, perhaps I am overthinking, but what makes a good deal? I know the numbers have to be right, and the location also has to be good, but what would you determine to be a good deal?

I'm asking because I realize to be a successful wholesaler, you have to understand the flipping aspect if you want to be successful.

i use buy and sell facebook groups for finding sellers, it works great

KW is pretty good, I like how they let you do your own thing, alot of their focus though is on paid training and coaching which is unfortunate, but if you can network with a senior agent somehow, which is what I did, then you should be okay. What i did was post in our office facebook group that there are two FSBO's up my block and i would like some help tackling them being a new agent, and it worked.

Hi everyone,

So I got my first listing, I'm in NYC, and the property is in Newburgh, NY, I've teamed up with a realtor over there to show the property and to also help locate a buyer. But basically the seller reached out to me through a facebook group, he's a flipper, he finished this property and I asked if I could help him sell it, he agreed, we signed some paperwork, and now it's day 2 or 3. He's only given me 30 days because beyond that he's losing money on the property. He doesn't want it listed on the MLS because he is refinancing. Any ideas to help me sell it? This is my first listing...

Just make sure you join an expert team with the knowledge you need to succeed, right now I'm a solo agent, and aside from prospecting, I really have no idea what I am doing, I need to be on a team..

i worked at coldwell banker for 2 months, i quit after two months of calling and getting no where, wrong move looking back. I think i only paid $500 to join the boards and paid like $85 a month to stay with coldwell banker for various fees. 

Now a year later I'm at Keller WIlliams, so far im in the hole about $900 to join the various MLS and boards again, plus i think $75 a month to work there for tech fees.

I'm still trying to close my first deal, my only issue is now i don't really get a mentor. On tuesday they start classes from 830am in the morning to 330pm in the afternoon for training, not licensing training, but how to actually do listing presentations and prospecting and all that stuff. Good to know. 

I dont know where you found that figure of $6 - $10k a year in costs. I don't think its right. 

I think your motivations are in the right place, i also think that broker for whatever reason mislead you.

When i start my marketing, it's probably going to be just cold calling and facebook groups to generate leads.

Hello all, 

I'm having some difficulty running comps, I'm doing everything virtually so I don't really know the market, and sometimes I'll get insane valuations on properties where in the area the average home price is like $40k...

Any input would be highly appreciated...
