How to find 1031 exchange investors/devolopers

Have a question how do you find1031 exchange investors., In these times that seems like one of very limited type of people able and willing to buy, so my question is how do you find them?

@James Santana are you asking how to find people hoping to utilize their 1031 replacement funds? I've had the most referrals from lenders and agents I know in other markets. Often people in CA, CO, NY are looking for more approachable price point/cash flowing rentals and my market fits that. It's an easy referral. With your area, I assume being more of an appreciation play (correct me if I'm wrong) I assume it's a market that people are more nervous about right now?

What does 1031 exchange investor mean? Are you trying to exchange your property to another property?

Just in general, you can just lower the price, offer some incentives, and/or make the property more attractive, and buyers will show up. If you can't afford to lower the price and still not selling, then maybe the property is not worth what you think it is.

@Soh Tanaka I have properties I'm dealing with and am like lookng for a buyer also a 1031 buyer that would be willing to sign up with an agent as well.

@alyssa Dyer tbh yes in NY the laws have change so much in a very short time and that was gonna n into covid back in Feb and march and still is changing

@James Santana. The answer is you don’t, they find you.  They are looking , like everyone else, for the most attractive deal out there.  Since they’re paying cash to the seller, even if it’s partially financed, the entire universe of real property is open to them.  Your property is just one of millions for sale
