Questions about mailing Free and Clear properties...

Is anyone mailing free and clear properties and if so, what are your results with it? I've mailed absentee owners with some success and would like to start mailing free and clears too.

What is your list criteria and what mail piece seems to working best? Thanks in advance!

I've found that it helps to mail specifically to tax delinquent properties because often times (not always - but often), the mere fact that they have delinquent taxes also means a couple of other things:

1. They own the property free and clear (most home mortgage companies strongly encourage or require their borrowers to pay into an escrow account. If a property has delinquent taxes - this may imply that the owner doesn't have a mortgage - because nobody is requiring them to keep their taxes current).

2. They are highly motivated to sell. If an owner is so apathetic (or in a difficult financial situation) that they're allowing the taxes to go delinquent - they are probably more than willing to negotiate a VERY low price for the sale of their property (because they either don't care... or because if you don't buy it, they won't have any other options).

I've been mailing to tax delinquent owners for years and (assuming you're working with current and accurate information) it doesn't disappoint.
