As I consider how I would approach wholesaling, the concern of going into random homes to negotiate a sales price concerns me. Especially as a female, I think we're a little more vulnerable.

Any thoughts on safe practices when meeting new potential sellers?

As someone with a few women in my family who are also in the business, I offer (and sometime practice) the following tips:

1. Tell them your partner is running late but will be here shortly. Even have someone call you 5 minutes after getting there so that the seller can hear you say, "how far are you away? 5 minutes? Cool. See you when you get here".

2. Call a friend/family member and give them the address you're visiting. If you don't call them back in 10-15 minutes, they should call you. If you don't answer after 2-3 back-to-back attempts they should call the police.

3. NEVER drink or eat anything offered to you by the seller (could be laced with a date rape like substance).

4. Carry mace/pepper spray, unlocked and ready to go.

5. Keep seller in front of you at ALL times.

6. Start training in self defense NOW and be consistent. One of the things a good teacher will help you with is avoiding the 'victim' mentality if attacked (which usually causes you to panic regardless of what you know that could save your life) and instead thinking like a Victor.

And learn how to attack weak points like throat, groin and knees. One shot can save your life!

7. Don't wear heels or sandals. If you have to fight and defend yourself you will need solid footing.

8. If attacked bite, scream, scratch, yell and whatever else you need to do to keep your attacker off you while alerting someone that you're in trouble.
