How do you “automate” your marketing system?

I have a time intensive, rotating schedule "W-2" and am also a growing investor who does flips.

I'm looking for my next off market deal in my area - and looking to outsource most functions of the process. I can pull lists from various sources myself, but from there I am looking to build a "system" of people and tools that automate the lead generation.

The plan is to mail, text and cold call. I have a Carrot site which will be listed on all of my mailed/texted marketing efforts in effort to direct leads into that funnel. I would also like to run PPC ads on this site.

I do need something/someone in place for inbound calls as I don't want to miss leads but can not rely on being able to personally answer the phone. I would like these inbound leads sent directly to a CRM if possible.

Can anyone who runs a business like this describe their methods and system? I've learned about a lot of different products that do what I am asking (Leadsherpa, Callmotivatedsellers.com, callporter, etc.) but would like to hear how you guys are putting it all together.

Gearing up to send out a campaign within the next week or two.

Thanks

We use Callrail numbers (different numbers for each campaign / channel). Calls are flowed to an overflow service that answers live.

While certain routine tasks can be automated, you absolutely have to have your thumb on the pulse of your marketing.

Marketing & sales KPIs are everything in your business. Don't lose track of them.
