how would you explain wholesaling to a seller who doesn't know what it is? i think thats a big part of closing that first deal being able to explain what you want to do effectively.

I think honesty is the best policy and not hide the fact that you are going to wholesale it, so tell the seller you have a wide network and know a lot of other investors and people looking to purchase homes. So you can be a resource in finding them someone to buy their home. The great benefit is it won't cost them anything. You get paid by the buyer. All you need them to do is sign a contract for an amount of money they are looking for and you will get to work for them. You will spend your time and money and help them get out of the situation they are in.

Of course, if you do a double close the seller wouldn't have to know your are wholesaling it out, and if it does come up you can tell the seller the and/or signee is a colleague, or business partner. Which in reality they are, technically speaking.
