I would recommend using wordpress for better SEO, but to get something out there sooner than later Wix is a great option.

Ok now go make it and tell us all the site name by monday. haha jk, but really using wix is fun and easy, and to buy a domain is quite cheap.

In general, I am leery about guru programs. I have a feeling you can learn whatever it is Lindsey is going to teach you here at Bigger Pockets. Also, there are a ton of free deal analyzers you can get here at BP

There are usually way better ways to spend the money than on these guru programs.

I tried to find reviews on her program, but didn't find any. Not a good sign. No offense to Lindsey, but I am skeptical and the specific niche doesn't sound like it would be a good business model.

Just my thoughts.

Robyn, I appreciate you sharing all the details of your situation. Although you may have made mistakes, the fact that you recognize them is a huge win on a personal level. Many people do not acknowledge mistakes, but you and your husband will grow stronger from them.

I agree as well with Eric, not just cause of his name hehe, but it seems like a good solution. Worrying about the debt later is not a good solution, especially when its the IRS who is owed this debt. Pay off the debt, at least to the IRS and the high interest loans, and regroup.

Perhaps in some time you can still do option D minus selling all your properties, but still getting some rum on the beach. Only if its out of a coconut with an umbrella toothpick sticking out.

I do not have an iPhone, but news like this excites me because I am a huge fan of Bigger Pockets. Seeing an App being put out in the market is fantastic. It is a great sign of growth, stability and desire to continue to evolve.

One great criteria is equity. Some list providers allow you to specify a certain percentage of equity. 50% and above is great. Also, read through all the different posts Jerry Pucket provided and you will get a good sense for what types of lists to target.

I would be concerned on how good the deal really is that the other wholesaler has. A good deal shouldn't have difficulty finding a buyer. Perhaps the other wholesaler has exhausted all their resources and couldn't find a buyer and now is reaching.

As a side note, I am not sure what your state laws are, but it could be illegal to market another wholesalers deal, unless your a real estate agent, or at least have legal interest in the property by having the house under contract in your name.

I would check out if your area you live in has a local REIA, and also check on meetup.com for local real estate investing groups. Network with people there and develop friendships/relationships/and possible mentoring arrangements.

Get the deal's first. Buyers are everywhere and not too hard to find. Getting the deal should be your focus. If you have a real deal you shouldn't have any problems finding a buyer.
