I would agree with the consensus thus far that fear is the biggest issue between those that want and those that do. Also, I think since there are so many options and different angles....flip, buy and hold, owner financing...it is tough to know which to choose (analysis paralysis).

The only way I can think of knowing what source a lead came from is asking the lead specifically how they got your information. If the google number is only used for bandit signs then you know it was a bandit sign specifically, so you would have to ask where were they driving when they saw your number.
