Where to post for cash buyers

Question

Once I have a property under contract, is this a good place to post it to look for an end buyer? Or should I be posting to FB groups or Craigslist?

Best to already have your buyer criteria prior to getting under contract.  Then boom.  You know who will buy for what in that neighborhood.

REI meetups and networking with BP members in your area, FB groups etc should help like Jonathan mentions.

But really.  Any attractive deal offered on CL, FB, Zillow etc in this sellers market should have plenty of interest.  Just be up front and honest with your seller and buyers about what you're doing👍

You should be getting to know investors face-to-face or via Zoom and hearing about other properties they are buying or working on and then vetting their proof of funds and/or hard money letter. You will not find your end buyers here other than Marketplace and it's mostly garbage there. If you don't make relationships as a wholesaler, you have nothing and no one will trust a random property from a new person.

Thank you, Jonathan and Steve for the feedback! I definitely need to do some networking and getting to know my local real estate community. I joined some local facebook groups and am looking for local meetups in the Madison area. Thanks for the insight!

All excellent advice. FB definitely works better than craigslist nowadays but actually meeting buyers is your best bet. It could also be an option for you to reach out to any wholesalers that you may know locally and see if they would be willing to JV if you bring them a deal. When I've done deals virtually in a different market that's what I've done.

@Kyle Bollman I built a buyer's list overtime. To do this, I went to local meet ups and also searched in facebook groups. Cash buyers would put their info in the comment sections. After some vetting, I'd add the serious cash buyers to my list.

@Kyle Bollman for your first few deals the best way to dispo is to JV with another local wholesaler who has a strong cash buyer database, do that for a few deals and build your list along the way.

Fb is the cheapest option to build a buyer list, but be aware that you’re going to get a fair amount of tire kickers. REI meeting works good (but everybody has the same list).

The best way I discovered over the years is to export the list of cash transactions closed within the last 12 months in a 1 mile radius around your subject property, skip trace it and cold call. It’s expensive but we’ll worth it.

Ps: in this market everything sells, but in a downward market a good buyer list gonna make or break your business

@Kyle Bollman Facebook isn't a horrible option. You could also consider attending networking events in your area and meeting cash buyers there.
