Rural Utah Rentals- Worth It?

 Has anyone purchased rental properties in rural parts of Utah, like Duchesne, Vernal, etc?  They are a 1/3 of the price that most homes are selling for in Salt Lake, Utah, and Weber counties, but I wonder if they are worth the hassle.

I have bought 16 homes in the Vernal Area over the last year because of exactly the point you just made. They are a boom and bust oil area that has been in a bust since about 2014 but it will eventually turn again. All my units rent really well and quick. I get the 1% rule in Vernal on my units. I self manage but that will get harder and harder as I expand. I live in Lehi and spend a day a month in the basin working on units.
