Insurance for 12 unit property

Hey BP, 

So, we are under contract for a 12 unit property, specifically 2 6-units buildings. We are having a hard time finding insurance, and knowing what would be a good price for it here in central Illinois where it's located. 

We have had some places say they don't do buildings that size, others turned us away saying since this is our first rental property and don't have 3 years of proof of commercial insurance they can't help us. 

Its been frustrating, and we are supposed to close on the 22. So if anyone has some advice or suggestions, or an idea of what the price we should be looking for that would be awesome! Thanks!

Hi @Ashly McGlasson I used Keith Murphy at 235 Insurance, he is a broker who specializes working with investors. In fact he is on the prefered contact list with both my lender, Renovo Financial as well as ClickInvest another platform I use.
