Security deposit woes

When a tenant destroys the house and it's basically known they were terrible and did damage on purpose but for unknown reason, what is the conversation you have telling them there is no security deposit left?

they burned holes in the floor and carpet, punched holes in a door, smoked in the house brought a dog in without saying anything, had multiple issues with HOA and we can't get the smell out. Deep repairs completed and more coming.
