When a tenant destroys the house and it's basically known they were terrible and did damage on purpose but for unknown reason, what is the conversation you have telling them there is no security deposit left?
they burned holes in the floor and carpet, punched holes in a door, smoked in the house brought a dog in without saying anything, had multiple issues with HOA and we can't get the smell out. Deep repairs completed and more coming.

Pass because all the risk is on you and you have to fork up 10 years of possible earnings for a fluctuating market based business. If they are so confident they should compromise a little at least like seller finance or conditions based contracts for at least part of the deal or you need a lot more data to go on.
Tenant
burns the carpet to the sub floor,
punched holes in a door,
ripped drywall,
smoked in the non smoking house
got bong resin all over the bathroom sink so hard to scrub,
the smell of smoke and curry or cumin impossible to get out had a 4000$ estimate for possible reduction in smell
sub floor $2000 but I didn't get it fixed yet
i repainted it still smells I hired a cleaner I scrubbed it no use!
do I just say to them there is nothing left for me to return from the deposit?
they obviously traded the place on purpose tried to hide the burns in new carpet they left clothes, 4 lighters snd magic mushrooms in the new dryer had a dog come in without telling me and the HoA fined me when o had no idea then they gave me 5 days notice they we're leaving right before signing for another year, which I'm glad they did go but how do I tell them I had to spend all the 4000 and more In repairs?
Thank you everyone for the advice. My current set up has been tough because my realtor is kind of checked out and he was positive this tenant was a gem so it’s been kind of tough because he thinks I blamed him for this but all I need is advice so I can get to the next one.
everything said here has been really thoughtful and helpful for my future contracts and for now. This community has been so much better than I ever knew. I feel as though I can go on with confidence because of all the great people here I’m totally serious. I’m a struggle teacher hoping for a way out of a 9-5. I hope one day to be on the podcast as a successful entrepreneur. If I ever do it will be because of people like you who post and help others get by.
Next investment property will be in Pennsylvania if anyone has any leads or ideas or contacts. Not right away probably unless there’s a real good setup and lender.

Depends on the actual verbiage of your Rental Agreement, but "NO Smoking" means no smoking...of cigarettes, pipes, lawful medical marijuana (they can get edibles), ditchweed, or any other tobacco products, and they would be in violation of the terms as stated. What does it say regarding remedy for violations? Probably a written notice with specific language and period of time to comply; possibly a fine if provided for in the Agreement or House Rules. Check local LL/Tenant law for options for repeated violations.

Can a tenant threaten to not pay rent and pay for an exterminator if she saw 2 spiders and her daughter is scared of spiders and they think they were bitten by spiders? I got the HOA to spray and she said that's not fast enough because they didn't do it in 1 day. If there are spiders all over she has not presented any evidence and she threatened to not pay rent before and she's been there 3 months it's been non stop the carpet wasn't smooth but it's brand new, the blinds were not long enough, the windows are old and missing screens. We just bought it and it's old but we put in 10 grand already into it. She's going to destroy the dishwasher and washer too I bet because they are not new and she smokes weed in the house and it's non smoking. Weed is fine around her little kid but not a spider. She just hates me.

I’m new to the game. I have three rentals so far and my first tough tenant making threats and breaking things. I’ll have another rental to get in the next 12 months too if this goes well.
I need help dealing with this person who has been there a few months and ruined the AC and basically blames her problems on me?
