Best rental property software for 6-20 units (self managed)

Just as the title says... Trying to get organized and seriously need some software. I manage my 6 units myself and the ole ledger isn't cutting it anymore.

My PM uses Buildium and I really like the software. In addition to Buildium, I use QB which goes really well with Buildium.

Buildium is really only good for rentals and nothing else and I have a few more units and I do flips and couple of other things in addition to rentals, so that's why I like using QB.
