I have seen where there is some software advertised that does the analysis for you.

I personally get a list in Excell format or I put it in Excell and sort it for my criteria and get rid of other properties. I also use conditional formatting to automatically highlight properties that have good FMV green and very low FMV red. I look at other criteria but the main things I look at software can't do.

I look at how many years they are behind, # of bedrooms, area of town, size of lot, who owns it (person, bank, Trust, etc) and a number of other things. I can do all this pretty quick by sorting and using auto filters.

1. Look at the county sat view that shows the property boundaries

2. Look at a Google St view of the house and of the neighborhood.

3. Drive by and look at the property.

No software can do these 3 critical steps so I personally don't know if they would be worth buying.
