Purchasing Rental Property in cold climate v. warm climate

I have recently relocated to Nebraska. I have rental property in Florida and I'm considering buying rental property here in Nebraska. I keep going back & forth/pros & cons with the climate issues of owning a rental property in cold climate. Florida I know, no issues with freezing pipes, snow, roof and as long as I have insurance, hurricanes are not a big issue. I know nothing about owning rental property in the cold. What do you think? Should I stick to what I know or try something new? I'm not afraid of a challenge, just want to make an educated decision.
