First investment in San Diego, Oceanside

I'm looking to buy my first investment property in San Diego for my brother to live in along with 2 other renters. All 3 are Officers in the Marine Corps. and will be stationed near Camp Pendalton. I thought It would be the perfect scenario to start my real estate investment because I will have reliable renters. Can anyone familiar with the area or familiar with this similar situation offer any advice in going about this?
