PM companies  are an excellent source of information. Rentometer  appears to be very Inaccurate in my experience.

Rentometer.com works pretty good for quick check of average rents, when you know the address of a prospective property.

For my rentals I use both zillow.com and also trulia.com to reference from. The rent zestimate is not too far off on zillow.com often times.

Others have listed some good sources. Rent Range, call housing communities, check housing authority websites, call local PMs, MLS Comps. As an agent and investor myself, I run comps on comparable leased housing. I then have my PM do an assessment and we compare. I also check sites like Realtor, Zillow, etc to see what others are advertising similar properties for as a sanity check. This allows me to see how my rent and property stacks up to what else is available. It is always good to have several data points for rent in my opinion.

Craigslist used to be my number one place to market and also do research, but when you get into higher rents postlets.com seems to work better. Postlets.com get pushed out on many platforms i.e. zillow
