Chance at First Deal! Call Back From Divorcing Couple

Hello BP Nation,

I did a little driving for dollars over the weekend and found 3 vacant homes, I attached 3 notes and today I got a call back on one. This would be for a flip.

What are some of the things I should say? And not say to help make this deal should it be a go and a win win for everyone. I am waiting for another call back to set up a viewing of the house.
