Looking To Do First Buy and Hold Deal

I reside in Southern California, however I am looking to do my first Buy and Hold Deal in Memphis and/or Knoxville Tennessee. I have been researching and I am interested in these 2 cities. I have a little cash reserved, decent credit (currently trying to build it), and time to research. I am looking to work with someone who is local to the area, has time to visit properties when needed, and has experience in this area. Anyone willing to partner on a Buy and Hold deal?
