I have walked trough a few properties with different contractors and they are all different and different on price. I decided to hire all the contractors myself and not use a GC. I Harv found some amazing guys that do awesome work and I have found those few that I will never use again. Have you thought about doing all your own repair cost estimates. I was pretty close on my last one. Only 3k off a 45k rehab. Not to bad.  I'm in Clearwater and can help you out depending on what contractors you need

@Kevin Mika This will be my first investment property so I believe using a General Contractor will be simpler and more efficient.

I am in Palm Harbor and I use a maintenance company   for ongoing maintenance, and they do roofs, all rehab projects, I have been with them since 2013 when we did a full rehab in Dunedin.   They take calls  24/7 for the rentals, and they can do rehabs with a roofers license, and they are good and fast.    Even ran sandbags out to a rental with no notice.   You have to have these guys on your team Pasco and Pinellas.
