Investing in North Kansas City

Does anybody have any experience investing in North Kansas City?   I am looking at a property, and the numbers look pretty solid. However, this would be my first deal and I would like some input about the area from someone other than the seller (who, not surprisingly, says the area and property are very good for buy/hold and cash flow).
